What a commissioning job for a business actually asks of us
- A written specification
- A shopping centre landlord sets out exactly what can go in before anyone touches a wall: the make, how it is fixed, sometimes the pipework itself. That written specification is what we work to, down to the last bracket.
- RAMS
- Short for risk assessment and method statement: paperwork setting out exactly how a job will be done safely, agreed before anyone sets foot on site. Centres will not let us in without it, so it is ready every time.
- Insurance thresholds
- Bigger sites ask for higher public liability cover than most homeowners would ever think to check for. We carry that level of cover as standard, on a spare bedroom as much as a shopping centre.
- Out-of-hours access
- A restaurant or a shop cannot have the power off mid-trade, so a lot of this work happens before opening or after closing. We plan around your trading hours, so the shutters go up on time.
Shops and retail units
A unit in a centre comes with a landlord, a specification and a window of hours you are allowed to work in. That is the job we have done at the Bullring, The Arcadian and Resorts World, so none of it is new to us.
The practical problem in retail is usually where the outdoor plant is allowed to go and how the pipework gets there, and that is decided by the centre rather than by us. We work it out with them before quoting rather than after.
Offices
An office is the space where getting it wrong is most obvious, because thirty people sit in it all day and every one of them has an opinion about the temperature. Zoning matters more than raw output — a room where the people by the window are cold and the people by the wall are warm is a badly planned system, not an underpowered one.
Restaurants, cafés and bars
A kitchen throws out heat all service, and the front of house has to stay comfortable while it does. It is the hardest of these three to get right and the one where customers notice fastest.
The other constraint is trading hours. A restaurant cannot have the power off at seven in the evening, so most of this work happens before opening or after closing.
Gyms and leisure
A gym is a room full of people generating heat on purpose, usually under a high open roof with nowhere to hide plant. That is where ducted systems earn their keep: a run of ductwork with indoor units tied into it, spreading the air the length of the floor rather than blasting one corner of it.
Humidity matters here as much as temperature. A gym that is cooled but still damp still feels unpleasant, and it is harder on the building than people expect.
Servicing and maintenance for businesses
Commercial systems run harder and for more hours than anything in a house, and a failure costs you trading rather than comfort. We service what we fit and what we did not, on any make.
The same care, a smaller wall
None of the above changes what turns up at a house. The vacuum test, the pipe sizing, the finish: it is the same whether the wall answers to a landlord or just to you.
